The Needs

Jun had been searching for six months and found a perfect property, but lost out in a bidding war, after which she was referred by a prior client. Jun hoped to find a two bedroom property of unique character that reflected her aesthetic sensibilities and was close to her daughter’s school.

The Plan

We started immediately by evaluating a Chelsea condominium that she had seen prior to signing on as a client. The advice was to wait as the home didn’t have long-term appeal: it did not have enough space for her daughter and it lacked natural light which was very important to her.

After just one month of searching, in the midst of a blizzard, we located Jun’s dream home on West 21st Street. Its previous owners were architects who had renovated it from top to bottom, and it had open sky exposures from the living and dining rooms. As with most two bedrooms in the neighborhood, competition was intense and a bidding war quickly developed. We met a tight contract signing deadline, navigated complex lending requirements unique to the deal, and closed in time for spring.
